Al Rigga Street, and everything off it
The metro is at the end of the block, the souks are a ten-minute drive, and the airport is close enough that a 9am flight means leaving at 8. Here is the whole map.

You will not need a car, and parking is free anyway
Al Rigga Station is on the Red Line — the one that runs to Burj Khalifa, Dubai Mall, Mall of the Emirates and the Marina without changing. Union Station, nine minutes on foot, is where the Red and Green lines meet, which puts the Gold Souk and Al Fahidi two stops away.

Deira is dense. Almost everything below is closer to this hotel than it is to the ones people pay double for in Downtown.
